Contract to Closing – A lot of work happens “Behind the Scenes!”

I closely monitor contractual dates and deadlines.

    • You will get an email from me with this information in it.
    • I give you a list of things “to do” for me at the beginning of this stage of the contract. It’s generally very short.

I keep you informed at each step of the process.

    • Some people want all of this information; some people find it to be information overload. Each client lets me know if it’s too much and I adjust accordingly!

Every contract is different.

I coordinate with the buyer’s agent and their needs as they relate to your house.

    • Some will require home inspections and these will be scheduled at the beginning of this phase of the contract.
    • Some will require an appraisal, and this generally happens later.
    • I will always contact you to coordinate access to your home.

I attend closing with you to celebrate the end of your journey.

Receiving Offers

Offers might come in immediately, or they might take time.

You may receive one offer, or multiple offers.

What terms of the offer(s) are attractive to you?

    • We will have gone over a sample contract during our initial consultation. Do not hesitate to ask questions again at this state. I will explain everything again in detail to be sure you understand exactly what the offer means for you.
    • I will present a “Net Sheet” to you so you know what you will have for estimated proceeds at the end of the sale for each offer.

Do you want to counter any of the terms or offers?

    • Every term in the contract is negotiable and the offer is not finalized until all terms are agreed upon.

I advise, you decide.

    • My role is to advise you.

Finalize negotiations.

Accept offer. Congratulations.

    • Once you accept an offer, you are bound to it. You may not change your mind.

Showing Your Home

Showing Your Home:

Keep your home showing ready at all times.

    • Keep beds made, dishes done, and trash taken out.  
    • Showings will be less stressful when you keep on top of clutter and keep your floors vacuumed daily.  

Ensure accessible showing calendar.

    • Generally, showings are scheduled between 8:00am – 8:00pm 7 days a week.  If your lifestyle does not accommodate this, we will block off the times that you cannot have your house available.   
    • The more hours the house is available, the more buyers will be able to see it and this can result in the best possible offer for you!

Have a safe and secure plan for your pets!

    • Dogs should be removed from the home for showings for their safety and comfort, as well as for that of the buyers and their agent. 
    • Indicate if your cats can go inside and / or outside.
    • Let me know any other needs and considerations of any other pets in your home and we will make the best plans for their safety and comfort.

Provide masks and hand sanitizer for showings if desired.

Use artificial scents sparingly or not at all.

    • People may be allergic.
    • Buyers often wonder what an artificial scent is trying to “cover up.”

Prepare the listing paperwork.

Fill out property disclosures and data sheets.

    • I will fill out as much of it as possible ahead of time using publicly available records.
    • We will work together to make sure the information on the property disclosures is accurate. Sometimes this will mean contacting utility companies and other providers for information.

Arrange professional photography

    • I use OffThePathPhoto for my professional photography

Set showing schedule and expectations for communication.

    • Showings are scheduled using ShowingTime, an online showing calendar that interfaces with the MLS. Showings are never confirmed without your consent if you are living in the home!
    • We discuss your unique needs and schedule and try to balance that with having the house as available as possible so buyers can see the house at their convenience around their schedules.

Home will be put on the MLS, yard signs will go up, and other methods you’ll learn when you list with me.

Initial Consultation – This might even be broken up into two meetings if desired

Meet with me and go over comps, market analysis, and pricing.

    • What are comps? Comps are properties that are similar to yours in terms of style, size, age, condition, and other features that have recently sold in your area.
    • A market analysis puts the information on the comps together to give you a current estimate of your home’s fair market value.
    • I will give you a suggested range for pricing your home with suggestions on what to do to increase the value of your home.   

Seller education – from listing to close.

    • We will go over a sample listing contract and discuss the terms contained in the contract and the process of the sale from start to finish. Selling your home is a big process, and I want you to be very well educated.

Discuss timeline.

    • When do YOU need to move? How can we plan the sale of your house to work with your needs?
    • How long will it take you to prepare your house to list it? How long will it take you to pack up your belongings?
    • We will discuss all of these questions and more – it’s about what YOU need and how to make this work for YOU.

Prepare the listing description.

    • I’ll ask you to tell me what you love about your house. What makes it special. These things are the beginning of the listing description.

Discuss the best way to prepare and present your home on the market.

    • You’ll want to do what I call “pre pack.” You’re planning on moving, so you might as well begin to pack up some stuff now. You want prospective buyers to see the house as “theirs” and for them to do this, they will need to see it as depersonalized as possible. This means packing up family photos, mementos, and as much extra “stuff” as possible so your house is presented as open and “clutter free” as can be.
    • I will give you additional pointers on the best things to do to prepare and present your home.

Schedule follow up phone call or visit. This initial consultation might be broken up into two visits, as it’s a lot of information to go over!
